Dubai Maritime City Experiences Robust Lease Growth in 2026

Dubai Maritime City (DMC) has reported a remarkable expansion in its leasing activities during the first nine months of 2026, securing 18 new agreements that encompass over 572,000 square feet of industrial and commercial space. This substantial growth has resulted in a sixfold increase in revenue compared to the same period in the previous year.

Ship Repair and Marine Manufacturing Leading the Charge

The sectors of ship repair and marine manufacturing have emerged as pivotal contributors to DMC’s growth trajectory. These industries are expanding rapidly, fueled by the strategic positioning of DMC as a central hub for maritime activities. The new leases are divided into two categories: a renewable one-year agreement and a long-term 25-year Musataha agreement, which permits lessees to develop custom ship repair or shipbuilding facilities on-site.

Notably, companies opting for prebuilt units have already commenced operations, while those selecting plots under the Musataha agreement are progressing through the construction phase. This mixed approach underscores the flexibility and appeal of DMC for various business needs.

Investment Confidence and Market Expansion

The surge in leasing activity reflects burgeoning confidence in Dubai’s position as a strategic base for regional and international markets. Remarkably, 72 percent of the leases were finalized after February 2026, highlighting sustained interest in the region’s maritime sector.

Ahmed Al Hammadi, Chief Operating Officer of DMC, emphasized the importance of these developments, stating, “Companies are opting to establish their infrastructure here with long-term commitments, signaling that Dubai offers the stability they need for future planning. For shipowners and operators, this translates into enhanced repair capabilities, reduced turnaround times, and an expanded service range all within one location.”

Dubai’s Global Maritime Status

Dubai’s prominence in the maritime industry is further validated by its ranking as the top city in the Arab world and 11th globally in the Leading Maritime Cities (LMC) Report, jointly published by DNV and Menon Economics. This recognition underscores Dubai’s strategic maritime capabilities and its role as a key player on the global stage.

New Maritime Business Centre Launch

In a move to bolster its maritime and trade ecosystem, DMC inaugurated its second Maritime Business Centre earlier this year. This AED160 million premium commercial tower significantly expands Grade A office space, providing businesses with state-of-the-art facilities to thrive within Dubai’s dynamic maritime environment.

The launch of the new business center aligns with DMC’s strategy to attract high-caliber maritime firms, further enhancing Dubai’s reputation as a leading maritime hub.

Future Prospects

As Dubai Maritime City continues to expand its leasing footprint, the future looks promising for the region’s maritime industry. With its strategic location, comprehensive service offerings, and cutting-edge facilities, DMC is well-positioned to attract a diverse range of maritime businesses seeking to capitalize on Dubai’s robust infrastructure and global connectivity.

In conclusion, the substantial growth in lease agreements and the expansion of service capabilities at DMC underscore Dubai’s enduring appeal as a maritime powerhouse, setting the stage for continued success in the years to come.
